About APM:

The application was born out of a need to provide a comprehensive property management system for the property management industry, one that is capable of managing both managing agents' and their clients' requirements.

After extensive research on available systems and the frustration of not finding a suitable IT solution, a decision was made to develop an appropriate and specific system. APM is based on 25 years experience in the industry and the IT requirements necessary to operate competently in this sector.

Sectional Title, Home Owner Associations and Shareblock Schemes Management

The software manages the financial affairs of bodies corporate. The total levy for the scheme is set in once and each owner of each section is then charged according to their respective share of the levy. Special levies are also easily accommodated. It is possible to have more than one special levy running concurrently. Recovery charges for exclusive use areas are also set once and only adjusted as and when necessary. There is also a function allowing expenses of the body corporate to be recovered from one or many owners, depending on the nature of the recovery.

The system has an extensive note pad facility, whereby notes can be made concerning owners, buildings and sections. These notes are stored and are available on each page relating to the body corporate member, unit or building allowing for up to date knowledge in respect to previous issues and concerns, work done and discussions.

Rental Management

Due to the flexible nature of lease negotiations, the system has been developed to accommodate any lease agreement. Rental areas can be defined and later redefined if necessary, rent based escalations can be set at the start of a lease and incidental increases related to the lease can be added as and when applicable. Recoveries can also be billed to tenants, electricity meter readings can be either imported or entered into the system which would then calculate the charges to the tenant. Interest on late payments can also be calculated automatically.

Accounting System

APM is built on the double entry accounting system which forms the foundation of the program. The accounting system uses the invoice basis to account for tax and VAT liabilities.

Current Development

Current development is to be able to offer two different "scaled down versions". One being suitable for individuals who are landlords and require a rent collection and management tools and the other for bodies corporate in order to manage their own levy collections and financial affairs.
